The project

Möckmühl · Germany

A long-term residential and care neighbourhood is being created on the former hospital site of roughly 31,000 square metres. The active German Red Cross ambulance station on the site and a nearby group medical practice reinforce its healthcare setting. The first phase is approved and prepared through execution planning; two further phases offer additional development potential.

Site & planning

One site. Three clearly managed phases.

The neighbourhood plan combines the approved healthcare component with subsequent phases that can be developed independently. The data room documents approvals, planning, operator fundamentals, market analysis and the planning-law basis for a structured due diligence process.

Stage 1 · Care and assisted living

The building permit dated 19 November 2024 and construction clearance dated 30 June 2025 are in place. The plan comprises 98 care places, 13 assisted-living apartments and one staff apartment. According to the project records, architecture, electrical systems, building services, external works and fire protection have been developed through German service phase 5.

Stage 2 · Independent housing

The second phase provides for around 41 to 42 assisted-living units. According to the project records, the approval design was submitted in October 2025; supplementary information and the final unit count will be clarified as the process continues.

Stage 3 · Flexible residential neighbourhood

The legally binding development plan provides the basis for around 100 to 150 additional homes. Concept planning, site topography and preliminary planning for roads and utilities are available; product mix, construction phases and marketing strategy remain flexible.
